General Terms
Any Damage Deposit Received will be refunded after your departure if the villa is left in satisfactory condition. Any damages in excess of your deposit amount will be billed to you at our cost.
The villa only allows a maximum occupancy for 8 people (Adults and Children). No additional guests are allowed to stay on the premises.
Check-In Time: 4:00PM
Check-Out Time: 10:00AM
Smoking: This is a NON-SMOKING unit.
Pets: Pets are NOT ALLOWED in the unit at any time.
Cancelation Policy
Between booking and 180 days prior to arrival: Fully refundable
Between 180 days and 45 days: Full deposit is charged
Less than 30 days to check-in date: non-refundable and 100% of reservation amount is charged.
A 25% Initial Deposit is required at the time of booking. Remaining Balance is due 60 days prior to arrival. Initial Deposit is non-refundable up to 180 days prior to check-in date.
Less than 180 days from check-in the initial deposit is forfeited due to cancellation and/or late payment. 60 days prior to arrival Remaining Balance is due.
If Initial Deposit and Remaining Balance Due are not received by the due date, the Owner may cancel the reservation and make the condo available to other guests.
No refunds are given for no-shows, shortened stays, or late arrivals. Trip Cancelation insurance is recommended.
Indemnification
The Guest shall be fully liable for personal injury and property damage incurred by the Guest, anyone in the Guest’s traveling party, and other third parties while traveling to and from Italy, and during their stay in Italy, and at Trullo La Specchia. Guests agrees to lock all doors and putting on the alarm when leaving premises, and not leave valuables unattended. Owner will not be liable for any theft or loss of property. Guest acknowledges the inherent risks, dangers and hazards of recreational activities in or near the ocean, swimming pool, and elsewhere, that could result in personal injury, and/or death, and/or damage or loss to personal property. Guest agrees, on behalf of their spouse, children, other relatives, heirs & executors, and all members of their traveling party, to hereby release and forever discharge, and to defend and hold harmless, the Owner, their agents, officers, and members, against any and all claims arising from any bodily or personal injury, property damage, and/or death, that may be asserted against Owner, arising from Guest’s travel, and/or recreational activities, and/or use of the Villa. If any provision of this document is subsequently determined to be illegal, invalid, or unenforceable under the law, said provision(s) shall be severed from this agreement and the remaining portions shall survive intact and remain in full force and effect. If an incident arises for which a claim is initiated, the jurisdiction shall be Italy.
-Please lock doors and put on the alarm when leaving premises.
-Do not leave money or valuables unattended.
-Owner shall not be liable for any theft, or valuables left behind.
Other Items
-Guests are required to keep the entry and outside halls free of any objects such as bicycles, ice chests, beach chairs, etc.
-Use of outdoor grills should be safely put out and not left unattended. Do not throw ash on the lawn.
-All garbage must be sorted and placed in the appropriately labelled garbage bins in the parking area.
-For your convenience, a start-up kit of toilet paper, dishwashing soap, bath soap will be provided on arrival. It will be at the guest’s discretion to purchase additional supplies as needed.
-Occupancy and use of premises and outdoor areas shall not be such to disturb other guests or local residents in the surrounding community.
